Recently my partner and I were looking for a new home, with a simple wish list: a detached property with a driveway and a garden. We completed on our new home with only one wish out of the three achieved, despite viewing plenty of properties that offered all three of our wishes. Why? Location, location, location!

When it comes to purchasing or renting a new home, there are a myriad of factors to consider. But most of us search by budget, then number of bedrooms and bathrooms, square footage, or property type.

However, often one of the fundamental aspects of searching for the right property can get overlooked and one which can profoundly impact your daily life – location. The adage in the property world, and the war cry of Kirstie Allsopp and Phil Spencer "location, location, location," holds true for good reason.

Here is why the location of your next home is so crucial and how it can significantly affect your lifestyle and wellbeing.

Daily commute and travel ease

Your property location determines some of the most fundamental activities you undertake on a daily basis. Whether you are heading to work, school, or running errands, the distance and ease with which you can travel to your destinations can make a world of difference.

A shorter commute means more time spent with family, pursuing hobbies, or simply relaxing. On the flip side, a long or stressful journey can drain your energy and diminish your overall quality of life. Therefore, choosing a home that reduces travel times to your frequently visited places can lead to a happier and more balanced lifestyle.

Community and safety

The area in which your home is situated plays a vital role in your sense of community and safety. Different areas have their own unique characteristics from bustling urban centres to quiet suburban streets.

Consider factors such as the quality of local schools, access to parks, recreational facilities and unfortunately you should also consider crime rates. Living in a safe and vibrant neighbourhood can foster a sense of belonging and opportunities for social interaction and outdoor activities, important for families with young children.

Access to services and amenities

The location can also influence your access to essential services and amenities. Are shops nearby? How about restaurants and entertainment options? What about healthcare facilities: is there a doctor’s surgery, dentist, and hospital close by?

Proximity to these services is important, but you also need to consider the quality of the services they provide. A good quality GPs surgery on your doorstep can make a significant difference to your quality of life, especially as you get older, but that is only if you can access their services. Highly rated GP surgeries and dentists often have waiting lists. What are the alternatives if your first choice is over-subscribed?

Additionally, access to public transportation and major highways can make it easier to explore the surrounding area and access employment opportunities, especially if you do not own a car.

Future growth and development

Another crucial consideration is the potential for future growth and development in the area. Investing in a home in a rapidly growing neighbourhood or up-and-coming area can offer long-term financial benefits. As the area develops, property values may appreciate, providing a return on your investment. Moreover, new businesses and infrastructure projects can enhance your quality of life and attract new residents, contributing to the overall desirability of the location.

Emotional wellbeing and lifestyle preferences

Beyond practical considerations, the location of your home can also impact your mental and emotional wellbeing. For some being close to nature – such as parks, lakes, or walks – can provide a sense of tranquillity and relaxation.

Others may prefer the hustle and bustle of city living, with access to cultural events, nightlife, and diverse dining options. Understanding your personal preferences and lifestyle priorities is essential when choosing the right location for your home.

James Hilton, Arbuthnot Latham Mortgage Adviser sums it up best:

“The importance of location when choosing a home cannot be overstated. From daily convenience and safety to long-term financial considerations and emotional well-being, the property location impacts nearly every aspect of your life. But by carefully evaluating your needs and priorities, you can find a location that aligns with your lifestyle and enhances your overall happiness and satisfaction in your new home.”
